But what we are paying is paid to the 3rd party (not to ourselves) for some 3rd party services, not for other future innovati0on purpose. That is the difference. But anyway, who wants to change the drive path? I have seen some people are changing their grass, but don’t think they can add a 喷泉… at least not in front of the house. 因为凡是有双车库的TOWNHOUSE都有共用车道,所以都是共管的。出口要扫雪。
那含除草费,说明草坪也是共管区的。你要想把草坪除一部分,换车道PATCH。或是加个喷泉之类的。理论上估计不可以了吧,要经过管理会的批准吧。
这个问题我其实一直没搞明白。但看定义付的应该就是CONDO FEES. 要不叫这个应该叫什么呢?

However, the outside of the unit and the land surrounding the unit and all the other units, driveways, lawns, gardens, etc. is owned collectively by all the unit owners, and is called the "common elements". Each owner pays a monthly maintenance fee covering such things as grounds maintenance, common element insurance, and general upkeep of and outside maintenance of units. Owners meet generally once a year for a general meeting, elect a Board of Directors, and vote on issues brought forth by the Board of Directors.
With a Freehold townhouse, the owner owns the lot and house individually as one would in a semi or detached home and there are no maintenance fees per month. Owners decide at their own discretion when to replace the roof or repave the driveway, and, of course, the expense of doing so is theirs alone.
Well, if you want to call it condo fees, then it is fine. I am just trying to explain that we are only paying for snow removal and cutting grass in front every month. Of course $35 can only cover the cost to remove snow and cut grass. That's why I did not call it condo fees.
I have no idea what it will be when the roof or drive way needs to be repaired. The 3rd party who takes care of the garden and grass in bois franc is not chosen by the owners, regardless if the property is condo, townhouse or deattached house in bois franc. It is controlled by the whole community in bois franc, which I don't know who they are. I think some people who take charge of the condo fees of the condominium (they are called the president of the condo??) should know.

因为你们的DRIWAY 是共享的。所以所有的房主共同管理。这就是CONDO FEES呀。而且35元一定不够。你的是水泥的吗?要修新DRIWAY时就一定不够了。

至于草坪。你能自己修吗?我就不知道了。你的THIRDPARTY能换一家吗?要一群人都同意才行吧。
我看过一些不交管理费的TOWNHOUSE。主要因为没有共享车道。如果有的话,只有两家共享。所以两家自己商量决定。
家数一多了,就要交费用了。因为要6家8家的同意决定了。
