What is the rate increase determined by the Régie du logement this year ? . g. Z# h: M2 z& N3 _1 P4 Y
There is no fixed rate increase applied by the Régie du logement. Each case is treated specifically. The Régie takes into account, in calculating the rent variation, the income of the building and the municipal and school taxes, the insurance bills, the energy costs, maintenance and service costs. Also it sees to apply a return on capital expenditures, if there were such expenditures, and indexes the net income of the building. ' Y) N- A- j; K$ P5 y7 \

However the Régie du logement is able to estimate averages. So for the rents to be fixed for the period starting after April 1st 2002 but before April 2, 2003, it can be expected, if the method to fix the rent of the Régie is applied, that the rent variation will be of : 4 Z* Z# n2 ]4 {( }

) ?7 ]: R) H- J% _. u2 R; Y2.9 % for gas heated dwellings;

1.0 % for non heated dwellings.

In order to calculate precisely the rent variation for a dwelling, the following document must be used :

是不是应该用for the period starting after April 1st 2003 but before April 2, 2004的?这是刚在网站上找到的。

最近接到房屋公司的涨房租通知, 由原来的每月495元要涨到535元, 涨幅高达8.08%. 我拒绝了第一次, 给降了5元. 我又拒绝了一次, 又给降了5元, 但说这是他们能给的最终房租. 该公司自称根据Regie du Logement的计算方法和公式他们可以涨6.4%, 现在给我的涨幅是6.06%, 让我接受, 要不然就去请Regie du Logement仲裁, 如这样的话, 还得要我付44元费用. 想问问各位大虾, 房屋公司去请求Regie du Logement仲裁的话, 我得付这44元费用吗? 还有, 不知仲裁结果会怎样? 1 u' R2 b  M, T

我打电话去房屋署问过的,如果租户和房东在房租问题上有争议的话,应该由房东去申请仲裁,与租户无关,费用也一样。你可以打电话自己去问一问:514 873 2245。

请教“挂号信的方法留证据”是什么意思?写一封给房东的回信,内容是拒绝涨价,然后挂号寄出,自己收藏好收据,是不是这样?

就象国内的司法起诉一样,这里是由房东负责起诉,并先预交费用,但是如房客败诉,此费用还是要由房客补交给房东.

给所有接到房东加rent通知信的朋友:

! u! a+ ^* ^5 ^. @1。如果各位不同意房东涨的房租,在回信中要明确不同意涨, 然后寄成register mail出去。

$ n0 c0 a: G. b8 m% g( h2。重要!! 如果第二封信不是从房管局(regie du logement)来的,而是房东发的, 不管房东怎么变价,他已经违反了规则。 从现在开始,各位只要一直拒绝,房东没有任何理由停lease或者赶走房客。明年的房租还按今年的交。

这一段是说房客一次拒绝以后,必须由regie来裁决, 不由房东。 ; q% _; \1 k# w+ j

$ g" }' d+ S! w! W4 A* K& d8 \* F2 R这一段规矩说得很明显,房东收到房客的拒绝信以后,必须在1个月之内上报regie,由regie来调停,tableB上说如果房东不给regie发,房客的lease自动renew,房租不变!!!!!

4 E& b6 z; h- B请各位把这个传给朋友, 我认识的人里有太多人和房东拉价,最后同意涨钱,这样得化就算告到regie,由于房东有书面证据,regie也不能把价调回。

本人在downtown住了5年,由于一再拒绝,最后被告到regie,没想到regie判我赢,事后问法官才知道原来是这个道理,白纸黑字写在我的lease里。我现在的4 1/2房租还是430$/月

Hi, Pizza0,我们被房东诬告了!8 q. M9 W. T; F
    我们今天收到房东来的挂号信,房东把我们file到Regie du logement,因为我们拒了涨价,收到信后我们很生气因为他在文件写02年12月2日给我们的信,他是1月16日,给我们的信,Janitor送到我们家的,我们当时是在他的本子上签了字,证明收到信,但不记得是否签上了日期,我们1月23日回的信让Janitor 签上了日期。我们怎样才能证明1月16日收的信?我的lease 到4月30日。! @. _  O- |# E8 v, r
    收到信现在我们该怎么办?我们会输掉官司吗?可不可以联系你?sunnieguo@yahoo.ca  也请大家帮出主意,我们现在好着急,谢谢!
