you must be the first time to buy property.
AND
the property, if condo, must be brand new, in other words, you're the first owner.
if duplex and so on, you must live there more than 6 months
AND
You live in Great Montreal.
If you have a baby, then 7500$, if not, only 6500$.
There is a government website tells you everyting, good luck.

This program provides financial assistance to help first-time buyers purchase affordable housing in Montréal. Introduced in December 2003, the program has now been extended until December 31, 2007.

The maximum purchase prices for new affordable housing have been increased to $165,000 for households without children and to $200,000 for households with at least one child under 18 years of age. In addition, if the property is certified as being in conformity with the Novoclimat energy efficiency program, the maximum purchase price may be increased by $2,500.

Applications may be submitted as of February 27, 2006. In order to do so, you must fill out an application form which will be available soon on this web site as well as at all Accès Montréal offices and borough service points, and at the reception desk of the Service de mise en valeur du territoire et du patrimoine, 303, Notre-Dame Street east, 4<SUP>th</SUP> floor, in Montréal.
