你说的“黑名单”我认为不太对呀。我们去过租赁法庭,接待人员没有提到这样的东西,反而鼓励我们应诉。我认为逃避正当的法律诉讼,对自己正当的权益及责任都是不负责的行为。让法律来判断我们应该承受什么惩罚,我不介意,因为每个人都必须对自己的行为负责,同时也让法律来判断我们可以有什么权利,毕竟在过去的13个月,我们已经付了房东$5990的房租。
写封挂号信给业主,解释一下当时的情形,告诉他当时的情形和你们已经采取的补救措施,最后谢谢他们的理解,并保证今后不再犯错。当时烟雾报警器响了没有?没有的话也写上。不要提及道歉和赔偿。任何小小的火灾,如果有保险公司介入的话,都会导致保费大幅度的提高,你愿意赔偿几千块吗?而且有可能损失现有的和潜在的租户,你赔得起码?写信的目的不是要求业主的原谅,而是给法官(仲裁员)看的,表明你是 play in good faith,这点很重要。

Go to the court. Even if you didnot win, you would have good life experience. Money comes and goes. The experience would always be yours. (You may publish a story later - A Chinese Tenant's Fire). Accident happens. The fire was only an accident. And because of this accident, you are becoming more careful and therefore less dangerous to the landlord.

If you want to stay, try to negotiate with yr landlord. If go to the rental board, (note that, for ALL renting problems, there is no way to go the court in Qc., and the rental borad is the only place to settle down these kind of disagreements.) both you and the landloard risking to pay extra charge there. If you go to the rental board, they first ask you to try settle down between yourselves.
But, the landlord DO have the right to ask you to leave if he received complains from the neighbours. You have to consider how your neighbour towards you. Better talk with them. Usually kindly talking solves many problems. If you can convince your neighbor, and prove their acceptance to yr landlord, you probably can stay.
In additional, try to improve yr cooking skill. I see a lot fire alarm due to unproper cooking. try not make oil too hot and try don't make heavy smell as well.

You will win for sure. I will bet anything for that. The reason is very very simple. If the judgement is that you are are too dangerous to live there than you will be same dangeous to another building or landlord. That means no body should rent you a place. No judge dares to make that statement. An accident is an accident. It does not prove you are dangeous later on to the building or landlord no matter how many people put their signatures on the paper.
Regie is very much in favor of tenant, not the landlord. By the way, even if you do not like the judgement you could appeal to the provincial court (in Longueil, a lawer is needed). But I really do not think you or ur landlord could go that far. You landlord is trying to scare you off that is it and that is all.
Don't panic, sleep tight. not worry a thing. There is never, ever a judgement like "you have to leave in 24h" in Quebec.
