关于涨房租和RENTAL BOARD的问题

我和同学住在DOWNTOWN的4半,刚开始房租1200,第二年续的时候说涨36,但我们说不同意,于是就涨了1%,12刀. 到今年了,信上说要涨37,每月1250, 我和楼下的OFFICE说我不同意,OFFICE先开始说要问他们上面的主管OFFICE,但3分钟不到,就和我说他们不用问上头了,因为肯定不会同意我不涨房租的要求,但她(楼下OFFICE的女MANAGER)说可以给我减5刀,就是涨32每个月,否则就到RENTAL BOARD去仲裁,而且她还说RENTAL BOARD最后的结果肯定要比他们的37还要高,因为是费用平摊给所有住户,然后比上12个月,看每户多少房租.

我想问下,RENTAL BOARD的结果假如比OFFICE的房租都高(假如说涨50),那我RENEW LEASE的时候OFFICE会用哪个价格,是他当初说的37还是RENTAL BOARD的50. 另外我LEASE是在1月底过期,但RENTAL BOARD的信在明年的1月31日前没来,是不是就按我现在的房租为准,继续自动RENEW了? 如果在明年假如说4月我收到信了,RENTAL BOARD说要涨50, 那我LEASE的价格是不是就自动变成我老LEASE金额加上50,然后把2-3月的差价补给OFFICE?

顺便问下,每个公寓OFFICE的MANAGER是不是有很大的权利来决定给你涨多少的?

the best solution is to cancel the lease and move out because right now vacancy is high and there are a lot of apartments available for rent. many of them reduce the rent, not increase the rent.

I dont think rental board will decide a raise higher than the landlord asks for. I think she just try to scare you. Anyways, you can call the rental board to find out all the answer to your questions. Nobody here can tell you what will happen for sure.
by the way, i have the impression that the landlord should inform you the increase of rent at least 3 months in advance. You can check that out.
